New Hampton Industrial Park West Located on U.S. Highway 18 West and U.S. Highway 63 North, adjacent to the bypass and four-lane interchange, New Hampton Industrial Park West has over 5 acres of land available for development. The site is zoned for multi-purpose allowing for a mix of commercial and industrial businesses. New Hampton Municipal Light/Butler County REC is the electric supplier; Aquila the natural gas supplier; and Iowa Telecom the telecommunications service provider. The site has rail access. The park is located one hour from commercial air service and only 45 minutes from Interstate 35. The park has been designated a tax increment finance area and is in a State of Iowa Enterprise Zone. The park is owned and operated by the New Hampton Industrial Development Corporation.

New Hampton Industrial Park South New Hampton's newest industrial park features complete infrastructure and is strategically located adjacent to U.S. Highway 63 North. The site has 140 acres ready for development and is zoned multi-purpose which allows for a mix of commercial and industrial businesses. New Hampton Municipal Light/Butler County REC is the electric supplier; Aquila the natural gas supplier; and Iowa Telecom provides telecommunications services. The park is located one hour from commercial air service and only 45 minutes from Interstate 35. The park has been designated a tax increment finance area and is in a State of Iowa Enterprise Zone. 25 Acre Industrial Site Over 25 acres of land are available for development. The site is located on U.S. Highway 18 West and Highway 63 North, adjacent to the bypass and four-lane interchange. The site is currently zoned commercial; the surrounding land is zoned industrial and commercial. New Hampton Municipal Light/Hawkeye Tri-County REC is the electric supplier and Aquila is the natural gas supplier. A rail line runs adjacent to the property. New Hampton Farmers Cooperative owns the site.

cold storage warehouse facility Manufacturing areas have dropped ceilings to 16 ft. clear, with warehouse area to 24 ft. clear and 45 ft. clear in the freezer. Internal column spacing is 40 ft. by 50 ft. An enclosed truck bay with two dock doors and dock levelers adjacent to the freezer is available. On site rail spur with two off loading areas is also available. There is an ample supply of utilities available including water, natural gas, glycol chilling, 3-phase 5,000 KVA of electricity, 2,000 tons of refrigeration and 1,000 hp of boiler capacity. In-line CO2 freezing capability with 260 ton on-site bulk storage.

Facility was formerly occupied by a Fortune 500 company. Two large bakery type ovens and two large spiral freezers are available. Adequate paved and lighted parking for cars and truck staging. The present owner, Sparboe Foods, utilizes approximately one-third of the facility.

The 40,000 sq. ft. cold storage space is capable of temperatures of minus 20F. The facility is 160 ft. in width by 250 ft. in length. 45 ft. clear dropped ceiling. There are 1,200 manual pallet locations and 4,000 automated crane pallet locations. A four-door dock covered truck bay and shipping/receiving area is adjacent to the freezer space.
